The Gonda Healthy Aging Westside Campus is a 6 story assisted living facility located at The Village in Playa Vista. The $125 million project provides 176 units for independent living and 24 units dedicated to assisted living and memory care, as well as a fitness center, restaurants, a rooftop pool and spa, and educational programs. The seismic system consists of concrete shear walls, with Sureboard shear walls in the penthouse units.
The project was constrained by height limits, poor soils, and a high water table, but the design team developed solutions to fit the large program on the site. This involved using thin post-tensioned concrete slabs, an augur cast pile foundation system, upturned beams and drop panels in the plaza, and parking stackers in the single level basement. The rooftop amenities deck supports a large pool and spa and a landscaped deck with mature trees.
